The Base Module serves several important Real Estate office functions. It contains a statistical listing database, a transaction database, an integrated cash accounting system, including an integrated agent billing process, and a document creation function. It is designed to be approached as events occur; i.e., listings taken, status changed, transactions written, changed, or disbursed; and up to the minute operational cash flow needs.
• Allows the recording of listings as they are taken; automates status changes as they occur.
• Listing event history records: multiple price, expiration data, listings data, status changes, what changed, and when and what the item was before it changed.
• Complete mailing list: sellers address, property address, alphabetical listing - by street name, with provisions for entering multiple buyers and sellers on a single listing or transaction. An alphabetical street index is created and maintained automatically by the data entry process.
• Customize fields: special MLS numbers, other numbering systems, etc.
• Provides for the assignment of unlimited numbers of agents to specific listing or transactions, and records the share of listing credit to be given each.
• Allows attachment (as objects) of: Microsoft Word documents, scanned documents, memos, photos, or moving video with sound bites to any listing or transaction records.
• Record transactions as they happen, then monitor them to conclusion. An extremely complete record of every item associated with the deal.
• Automatic arithmetic calculations performed with each newly entered item.
• Provides for entry of sale price, gross commission, co-broke, side splits, shared commissions, and an abundance of demographic information on buyer and seller.
• G/L record entry has been expanded to matrix receipts from agents, and provides a matching feature for agent account debit and credit entries that aids in the reconciliation of cash journal with agent accounts.
Commission Calculation
(A Primary function of the Base Module)
The commission calculation portion of the Base Module brings a series of arithmetic operations into the transaction arena that reflects over twenty years of development and refinement. It virtually automates the entire process of all commission incentive calculations.
It will correctly calculate commissions in a single transaction involving an unlimited number of agents, each with differing pay plans, each containing different incentive tables, with all agents at different levels within their individual incentive table. As we all know, these calculations have become extremely complex over the years largely due to brokers and agents competing for the best “deals” on both sides of the fence.
